Markham’s till is generally a competent bearing layer. The slower part of the job is still the staged pits and the inspections, not mysterious “Markham soil.”
Lots toward the Rouge and tributary ravines can introduce grade and water that a flat Cornell street does not have. We treat those as site-specific, not as a city-wide surcharge.
Unionville originals versus newer Markham plans
